HOW IT WORKS:

 

step one:  Contact us by email with property details and photographs.  It is important that the details are as comprehensive as possible and that the photographs show images that reflect the good points of the property.  We recommend that all rooms be made as tidy as possible before photographs are taken. The description and photographs are very important. This is what will sell or not sell your property.  We will endeavour to use our skills to make the description more acceptable.  We will correct any errors, spelling or grammar and we will compare descriptions with supplied photographs.  When you send the details to us we will try to put the property on the internet within 24 hours. 

 

STEP TWO:  We will put the property details on numerous websites including Rightmove, the market leader, Primelocation, FindAProperty and Globrix.  Rightmove is by far the most widely used website for property and about 95% plus of our leads come from this source. It is very expensive for estate agents and we pay over £700 a month for this service.  We currently have around 100 properties on Rightmove and other websites.  We have decided to make this offer as we feel we can help homesellers considerably while our advertising costs will remain the same.  

 

STEP THREE:  We will vet every enquiry and check all the details we are given. We will contact you to arrange a suitable time for viewing.  You will then be responsible for conducting your own viewing. We will stipulate to each viewer that they conduct any negotiations with ourselves to save any embarrassment.  After each viewing we will send you feedback.  Every two weeks we will send a report showing the interest shown in your property. It will show how many times it has appeared in searches and how many people have actually wanted further details of your own property. 

 

STEP FOUR:  We will accept any offers that are made for your property.  We will negotiate on your behalf with a prospective purchaser in the hope of reaching a successful sale.  You would never be under any pressure to settle for an offer that you are not happy with.

 

STEP FIVE:  If we sell a property we will complete all the legal paperwork and send details to both buyer and seller and both sets of solicitors. Once in the hands of the solicitors they will take responsibility until completion of sale. 

 

This remarkable offer can mean a considerable saving if we sell your property.  The only down side to using our services is that you conduct your own viewings and we do not supply a For Sale sign.  We are currently negotiating with a signs supplier and in the future this will be provided but not at the present time.  We really do feel that this is an outstanding offer.   Your property will remain on our websites until sold with no further charges.  The fee of £200 is non-refundable and is a one-off payment with no further charges made.
